• What’s included in the rent payment?

Rent includes accommodations, water, sewer and garbage service, all outside maintenance including snow removal.*

• What’s NOT included in the rent payment?

Tenants are responsible for utilities (gas & electric) and cable/internet/phone if desired.*

• Is there a deposit required?

Yes, a deposit totaling the first month’s rent, last month’s rent and a security/cleaning deposit is due prior to move-in.

• Will I get my security/cleaning deposit back?

Tenants who vacate the premises in the same good condition - except for normal wear and tear - as when they occupied the property should receive back their security deposit. Tenants are required to sign a Move-In Checklist noting the condition of the property and any furnishings.

• Is there a fee to submit an application?

Yes, but we don't collect it until we know you have a good shot at securing the rental. Then there is a non-refundable $54 per tenant application fee; $108 for married couples.

• Do you conduct credit or background checks?

Yes, we screen all applicants for credit worthiness, eviction history and criminal background.

• Is there a minimum lease term?

Yes, all leases have a one-year minimum term. 6-month terms may be considered at landlord's discretion.

 • What if I need to leave the property before my lease is up?

You are responsible for rent payments throughout the term of your lease. However, if unusual circumstances arise, you may work with the landlord to potentially find a replacement tenant.

• Can I sublease my unit/room if needed?

No, units and/or rooms may not be subleased. All unrelated tenants must apply separately and make rent payments directly to Random Properties. Short-term renting of rooms (as through Airbnb) is expressly prohibited.

​• Are there official rules & regulations for the rental property?*

Yes, the Cedarwinds Condo has a homeowner’s association with specific bylaws and codes of conduct. Tenants must sign an agreement to abide by these rules (documents to be provided).

 • Are pets allowed?

No, pets are not allowed at any time.**

 • Is smoking allowed?

 No, smoking is not allowed at any time, either in the unit or on the premises.

Go to "Application" on the navigation bar and download the form. Complete the application and return it to: pressly@randombozeman.com. We will contact you for a showing and collect an application fee if appropriate.

*Exceptions for 5 Bedroom House: All utilities included (gas, electric, cable); no HOA.

**Condos and 5 BR House may allow pets with additional deposit at landlord discretion.
